Most of our borrowers are experienced real estate investors, developers, or business owners who need short-term financing. Sometimes they’re flipping a property. Sometimes they’re securing a bridge loan to close on a new deal. And sometimes, they just need access to capital faster than the traditional banking system can deliver.
They’re not high-risk gamblers or financial unknowns. These are people who have a proven strategy, assets on the table, and a clear exit plan. We don’t just look at what they want to do, we look at what they’ve done.
And here’s where it gets important: every loan is backed by real property.
That means your investment is secured by something physical, like a home, a commercial space, or land. If something goes wrong, Fluent has the legal right to take over that property, sell it, and return your funds. Just like a bank would.
We also evaluate:
- The borrower’s track record
- The property’s value (via third-party appraisals)
- The loan-to-value ratio (typically 75% or lower)
- Their repayment plan and timeline
It’s not just about if they can repay. It’s about how, when, and what the backup is if they don’t.
So while it might feel unfamiliar to lend money this way, it’s actually more structured, and in many ways, more secure than putting your money into something like a mutual fund you don’t understand.
